From rentals into sales
The agency is in Otago and Southland. It started out managing rentals, and has recently moved into sales as well.
A sale pays the agency in halves. The first half of the commission is due when the sale goes unconditional, and the second at settlement. Even then the money sits in the trust account before it comes out on the next pay run.
The long road to settlement
Some of the sales are new builds, and those come with longer timeframes before the commission is paid.
When they signed up in May 2025, the owner told the FundTap team they wanted to keep the business’s cashflow moving while the commissions worked their way through.
A confirmed sale is commission the agency has earned, on its way, and not yet in the account.
Funding the commission invoice
Their accountant referred them to FundTap, and they signed up in May 2025 and connected their accounting software. In an email to the FundTap team in May 2025, the owner asked to fund a specific commission invoice that was due in June. The owner also mentioned a couple more sales were close to going unconditional.
They funded that one invoice. The fee showed before they committed, and the commission still came out of trust on the pay run in its own time.
Room to grow into sales
That was the point of it: the business kept moving while a confirmed commission made its way through trust and settlement. The move from rentals into sales didn’t have to wait on the pay run.
In December 2025 their funding limit was raised, so a bigger commission can be funded next time. Nothing has been funded since May 2025, and nothing has been charged.
One invoice funded, one commission brought in ahead of its due date, and the account ready for the next sale that settles a long way out.
The timeline
- May 2025 Referred by their accountant and signed up, with a commission invoice due in June.
- May 2025 Connected their accounting software and approved.
- May 2025 Funded that commission invoice, the first and so far the only one.
- December 2025 Funding limit raised.
In numbers
- Half of the commission when a sale goes unconditional, half at settlement
- 6 weeks, at most, from a sale going unconditional to the commission being paid out
- 1 invoice funded, a commission due in June 2025
- 1 increase to their funding limit, in December 2025
Sound like your business?
The sale’s unconditional, the commission is in trust, and settlement is still a way off. Fund that invoice when you need to, and pay nothing while the next one settles in its own time.
Fund a specific invoice when the timing doesn’t work. Pay nothing when it does.
