Bathrooms for the strata managers
The business does bathroom, kitchen and laundry renovations and general tiling across Sydney, for homes and commercial sites. Most of its jobs come through real estate agencies and strata managers.
A lot of that work is leaks: showers and balconies in apartment buildings that need fixing properly. The rest is complete bathroom renovations.
The strata managers and agencies pay a month from completion. The job is signed off, the invoice goes in, and the money follows a month later.
Paying the trades before the strata do
Every job carries its own costs before the invoice goes in. The subcontractors want paying as their part of the work is done, and the running costs of each job don’t wait either.
When they signed up, the owner told the FundTap team the strata clients paid a month from completion. The subcontractors and running costs had to be covered in the meantime.
The work was growing at the same time. The owner also explained that new clients kept arriving from strata managers, agencies and direct, and the aim was to keep up. More jobs running at once meant more subcontractor bills sitting ahead of the strata payments.
Funding the strata invoices
Their accountant pointed them to FundTap. They signed up in February 2025, connected Xero, and in March 2025 funded their first strata invoices, three that month.
When a finished job has a subcontractor waiting on it, the owner funds that invoice and sees the fee before committing. The strata managers and agencies still pay the business directly, on their usual terms.
Keeping up with the new clients
With the strata invoices funded, the subcontractors are paid when their part of the job is done, not a month after the strata manager signs it off.
That gave the business room to take the new strata and agency clients as they came. As the workload grew, their funding limit went up in June 2025 and again in August 2025. June 2025 was also their busiest month, with five invoices funded.
Only when a job needs it
They funded 28 invoices in 2025, their first year, and 11 in 2026 to September, the latest in August 2026. The invoices that didn’t need funding were simply paid by the strata managers in their own time, and those stretches cost the business nothing.
